Welcome to Suarez Home Repair. These Terms of Service ("Terms") govern your use of the website at suarezhomerepair.com (the "Site") and any home repair, remodeling, or related services you request or receive from Suarez Home Repair ("we," "us," or "our").

By using the Site, submitting a request for a quote, communicating with us, or hiring us to perform work, you agree to these Terms. If you do not agree, please do not use the Site or our services.

2. Use of This Site

The Site is provided for general informational purposes and to let you contact us about your project. You agree to use the Site only for lawful purposes and not to:

3. Quotes and Estimates

Any price, quote, or estimate we provide — whether verbally, by text, by email, or in writing — is an estimate based on the information available at the time and the conditions visible at the time of inspection.

  • Estimates are not a binding contract until both parties agree in writing to a scope of work and price.
  • Unless otherwise stated in writing, estimates are valid for 30 days from the date issued.
  • Hidden or concealed conditions — including water damage, rot, mold, pest damage, outdated or non-compliant wiring or plumbing, structural issues, or code violations — are not included in an estimate unless specifically listed. If such conditions are discovered, we will notify you and provide revised pricing before continuing work in the affected area.
  • Material prices are subject to change based on supplier availability and market pricing.

4. Scheduling, Delays, and Cancellations

We make every effort to begin and complete work on the agreed schedule. However, timelines are estimates and may be affected by weather, material availability, permitting, inspection scheduling, discovery of concealed conditions, or changes you request.

  • Please provide as much notice as possible if you need to reschedule or cancel.
  • Cancellations made after materials have been purchased or custom-ordered for your project may be subject to charges for those materials and any restocking fees.
  • If we are unable to access the property at a scheduled and confirmed appointment time, we may charge a trip fee or reschedule the work.

5. Changes to the Scope of Work

Any addition to, deletion from, or modification of the agreed scope of work is a "change order." Change orders should be confirmed in writing (including by text or email) and may affect both the price and the schedule. Work outside the original agreed scope will be billed accordingly.

6. Payment Terms

  • Payment is due as set out in your written estimate, invoice, or agreement. Unless stated otherwise, final payment is due upon completion of the work.
  • We may require a deposit before beginning work or ordering materials. Deposits are applied toward the total project price.
  • We accept the payment methods identified on your invoice. Online payments are processed by third-party payment providers; we do not receive or store your full card or bank account numbers.
  • Invoices not paid when due may be subject to late charges as permitted by Virginia law, and you may be responsible for reasonable costs of collection.
  • Returned or failed payments may be subject to a fee.

If a payment does not complete, you will be directed to a payment failure page and the invoice will remain open. Please contact us so we can help resolve it.

7. Customer Responsibilities

To allow us to complete your project safely and on schedule, you agree to:

  • Provide safe, reasonable access to the work area at scheduled times;
  • Remove or secure valuables, fragile items, pets, and vehicles from the work area;
  • Confirm that you are the property owner or are authorized by the property owner to approve the work;
  • Disclose any known hazards, including lead paint, asbestos, mold, or hidden utilities;
  • Make required selections (colors, fixtures, finishes) in a timely manner.

8. Workmanship and Warranty

We stand behind our work and perform it in a workmanlike manner consistent with industry standards. Any warranty we provide on labor will be stated in your written estimate or invoice.

Manufacturer warranties on materials, fixtures, and appliances are provided by the manufacturer, not by us. We will pass through any applicable manufacturer warranty documentation to you.

Our workmanship warranty does not cover:

  • Normal wear and tear, settling, or seasonal movement of the structure;
  • Damage from misuse, neglect, lack of maintenance, or alterations by others;
  • Damage from storms, flooding, fire, or other events outside our control;
  • Pre-existing conditions or work performed by others;
  • Work for which payment has not been made in full;
  • Materials supplied by the customer.

Please notify us promptly and in writing of any warranty concern so we have a reasonable opportunity to inspect and correct it.

9. No Professional Design or Engineering Advice

We are a home repair and remodeling contractor. Nothing on this Site or in our communications constitutes architectural, structural engineering, legal, insurance, or code-compliance advice. For projects involving structural changes, permits, or specialized engineering, you may need to retain a licensed design professional. We can let you know when we believe that is the case.

10. Photos of Completed Work

We may photograph completed work for our portfolio, website, or social media. These photos will not include your name, street address, or any identifying personal information unless you give us permission. If you would prefer we not photograph your project, just tell us and we will not.

11. Communications and Text Messages

By providing your phone number, you agree that we may contact you by phone, text message, and email about your quote, project, scheduling, and invoices. Message and data rates may apply. 12. Intellectual Property

All content on this Site — including text, photographs, graphics, logos, and layout — is owned by Suarez Home Repair or its licensors and is protected by applicable intellectual property laws. You may not reproduce or distribute it without our written permission.

13. Third-Party Links

The Site may link to third-party websites or services that we do not control, including social media platforms and payment processors. We are not responsible for the content, policies, or practices of those third parties.

14. Disclaimer

To the fullest extent permitted by law, our total liability arising out of or relating to any project will not exceed the total amount you paid us for that project.

Nothing in these Terms limits any liability that cannot be limited or excluded under applicable law, including liability for personal injury caused by negligence, fraud, or willful misconduct.

16. Indemnification

You agree to indemnify and hold harmless Suarez Home Repair from any claims, damages, or expenses arising out of your breach of these Terms, your misuse of the Site, or your failure to disclose known hazards or obtain proper authorization for the work.

17. Dispute Resolution

If a dispute arises, we ask that you first contact us directly at (786) 971-8303 or suarezhrllc@gmail.com so we can try to resolve it informally. Most concerns can be resolved with a conversation.

If we cannot resolve the matter informally, any dispute will be governed by the laws of the Commonwealth of Virginia, without regard to its conflict of law rules, and will be brought in the state or federal courts located in or serving Augusta County, Virginia. Both parties consent to the jurisdiction of those courts.

18. Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions will remain in full force and effect.

19. Changes to These Terms

We may update these Terms from time to time. The "Last updated" date at the top reflects the most recent version. Changes take effect when posted. Your continued use of the Site or our services after changes are posted means you accept the updated Terms.
